Where can my guests park?
Where can I store my trailer or recreational vehicle?
Can I store a non-running car or a car with expired plates in my driveway?
Can I keep a non-running car or a car with expired plates in my driveway or in a community parking
space?
No, per Village guidelines, you can not store a non-running car or car with expired plates in your driveway or in
a community parking area.  Vehicles such as these should be stored in your garage or at an alternate storage
facility if you are unable to get current plates or repair a car in a timely manner.

Miscellaneous Questions

Can I have a garage sale?
Yes!  The board has recently lifted the restrictions on garage sales and you are now welcome to have a
garage sale at any time during the summer.  Please remember to clean up after your sale and remove any
signs you have posted advertising your sale.
Vehicles & Parking

Where can my guests park?
Guests are welcome to park in your driveway or in community parking areas that are located throughout the
property.  Please remember that there is a 24-hour time limit for vehicles parked in community spaces.  
Residents and guests should NOT park in  roadways or on the grass for any reason.  The Board is working
with the Genoa City police department to begin ticketing and/or towing vehicles that are parked in roadways or
on the grass.
Where can I store my trailer or recreational vehicle(s)*?
Trailers and recreational vehicles can be stored in your garage as long as your garage door can be closed
completely.  These items are NOT to be parked or stored in driveways, community parking areas, grass, or
roadways.  If you do not have adequate storage in your garage, you will have to find an alternate storage
facility at your own expense.

* Recreational vehicles include, but are not limited to, boats, snowmobiles, 4-wheelers, mini-bikes.
Property Modifications

What are the rules for extending or modifying my patio?
A patio can be extended up to 9' deep with a maximum width spanning from privacy fence to privacy fence; end
units may extend to the edge of the building.  Standard patio materials should be used (poured concrete,
decorative pavers, etc.) and materials such as sand and gravel are not permitted.  

All plans for patio extensions and modifications must be submitted to MPC Property Management along with a
$15 permit fee before construction begin
s.  The plans should include the dimensions, materials that will be
used, and the name of the company or person who is doing the work.  Please be advised that you will be
responsible for any damages that occur to the property during construction as well as any damages that may
occur at a later date as a result of the work.  Special modification requests will need approval from the Board
before MPC Property Management can issue a permit.  
After securing a permit from MPC Property
Management, you must then apply for a permit from the Village before you can begin construction.
Are their guidelines for installing a screen or storm door?
You may install a screen or storm door that has a white frame and plain glass; other frame colors and etched
glass are not permitted.  Please be aware that installing a screen or storm door transfers the maintenance of
the doorway trim from the Association to you.
When can I put out holiday decorations and when do they have to be removed?
Holiday decorations can be put out 45 days prior to the holiday and need to be removed 45 days after.  Please
be sure that your decorations are
temporary and don't cause any damage to the outside of your unit or the
yard area.  
Can I plant my own flowers or bushes and install my own mulch?
Yes, you are welcome to make improvements such as these to the areas outside of your unit.  However, the
Association is not responsible for any damages that may occur as a result of property landscaping and outside
maintenance.
Monthly Association Dues

I lost my payment envelope.  Where can I send my monthly payment?
You can send it to MPC Property Management, 615 N. Pine Street, #102, Burlington, WI 53105.  Please
remember that all payments are due on the first of each month and checks sound be made payable to
Hunters
Ridge Condo Association

What do my monthly dues go towards?
Your monthly dues are used to pay for things like property insurance, landscaping, snow plowing,
maintenance, and future projects such as road, roof, and siding maintenance.  The Association actively
invests any excess funds in preparation for future rising costs and for any unexpected damages that may
occur on the property.
What will happen if I stop paying my monthly dues?
The Board has many routes when a homeowner stops paying their dues including sending the homeowner to a
collection agency, putting a lien on the property, and taking the homeowner to court.  No matter what route is
taken, all fees the Association incurs in an attempt to collect the debt get added to the outstanding balance.
My neighbor is breaking the rules or the law.  Can the Board help me?
If you are witness to a homeowner or resident breaking Association rules, you can contact McMaster-Drake to
report the violation.  However, if you are witness to someone breaking the law or violating a Village or County
ordinance, you should call the Genoa City police department at (262) 279-6252.  Noise problems, fireworks,
vandalism, and other crimes should be reported to the police department.

Do I have to let the Board know if I'm putting my unit up for sale?
Yes, MPC Property Management should be contacted by your attorney or your title company so that you can
obtain Association documents you will need at your closing.  You should also provide the new homeowner with
copies of the Declaration, By Laws, and Rules.  If you no longer have copies of these documents, you can
contact MPC Property Management for an additional copy or print it from the Documents page of this site.
